Sjöstadsbo – Fredriksdal and the Village

Hammarby Sjöstad, Stockholm

Hammarby Sjöstad in Stockholm, once an industrial area, has been transformed into a new green district with a strong environmental profile. Between 2013 and 2021, Sjöstadsbo – a joint venture between Areim and Skanska – developed 800 lakeside homes, a pre-school and 4,000 square metres for commercial activities. The Fredriksdal and Village properties, developed by Sjöstadsbo, connect the final sections of the Hammarby Sjöstad expansion.

The plans were inspired by classic inner-city urban areas featuring aspects such as active street spaces that prioritise pedestrians. The premises at the street level now house local services that include restaurants, cafes, shops, a gym, a hair salon and a dental clinic. Each property has a verdant inner courtyard for recreation, and several buildings also have active rooftops featuring large, shared roof terraces.

The development process focused on high quality in terms of both the choice of materials and the architecture, taking inspiration from the area’s industrial history.

Sustainability has been an essential part of this project. All properties are certified to the Nordic Swan Ecolabel, which includes energy, environment, materials and execution. The properties have geothermal heating and solar cells where possible. The automated vacuum waste collection system facilitates waste sorting. In addition, the area has easily accessible indoor bicycle parking and carpool services to encourage sustainable travel.
