As part of our strategy to invest in urban light industrial properties across the Nordic region, Areim acquired four assets in Edsberg, north of Stockholm. Drawing on our experience from both light industrial real estate and data centres, we identified an opportunity to develop one of the assets and enable the expansion of an existing tenant’s data centre operations.

Through close collaboration between Areim, the tenant, and the municipality, the development has secured additional power capacity for the site, creating the conditions for the tenant to grow and thrive. The development project supports employment opportunities in the municipality and, once operational, the data centre will recover excess heat and feed it into the local district heating network, providing enough heat for approximately 6,000 homes.

Elementet 4 in Edsberg demonstrates the value of combining Areim’s light industrial expertise with the experience built through years of investing in, developing, and operating data centres. This experience has enabled us to recognise the potential of an existing light industrial asset and, together with the tenant and the municipality, unlock an opportunity with significantly greater potential than was apparent at the time of acquisition.

Since then, Areim has identified similar opportunities across the Nordic region, where access to power is increasingly shaping the future growth and development potential of real assets.
