The year is 1980 and the newly built office at Tegeluddsvägen 31 is as a testament to modern ambition, though its ceilings are low, and the small windows struggle to let the sunlight in. The entrance is cloistered away from the street, and the sheet metal details are coloured in salmon pink. The 80s brought its fair share of aesthetic quirks, but they knew how to build with durability in mind!
Areim took over the property in 2022, and with the solid basic structure of T.31, the yellow brick building has through recycling, reuse, and thoughtful development been modernised into an office asset that meets all the needs of today’s office tenants. The large, new energy-efficient windows add light to the premises, and the indoor environment is the best on offer. The renovated garage now contains a state-of-the-art gym and dressing rooms, free for tenant use, and among the tenants you will find NPC – a cutting-edge gym chain. The new large roof terrace is a common space open to all tenants in T.31. The sturdy construction from the 80s has been beautifully transformed into a sustainable, contemporary office building that sets a new standard for modern workplaces.
T.31 is currently located in the heart of Gärdet, but the future holds even greater promise as the tenants of tomorrow will be part of the emerging Stockholm’s Hamnkvarter, an ambitious project to transform the city. The containers are now a thing of the past, and car traffic has been pushed aside while shipping activities and sea transport are bustling once again.
