Areim’s guide for enhanced biodiversity
The transition to a green economy is a key focus area for Areim’s sustainability work. As real estate owner, Areim hold a significant responsibility when it comes to preserving biodiversity within the surroundings of their properties.
Although some of the locations have limited space to implement any measures, even smaller measures directly on the building or in the relevant surroundings can have an important effect on biodiversity and ecological connectivity. Equally important is raising awareness about this important matter.
To create long-term value and impact, it is essential that measures to enhance biodiversity are developed, where possible, in collaboration with tenants. Additionally, it is important that these measures remain effective over time and that the maintenance is set at an appropriate level of ambition, ensuring it can be seamlessly managed by the new property owner.
To enhance biodiversity in our property management and development, focusing on areas of greatest impact and highlighting synergies with climate mitigation and social well-being, we have developed a guide to serve as a practical tool.
The guide is a tangible starting point for Areim’s future work to protect and enhance biodiversity across its properties.
Two examples:
Ångtvätten 22 is a large, modernised office building located on the waterfront on the island Stora Essingen in Stockholm. A lot of effort is put into developing the area surrounding the property – the green spaces, walkways, jetties, and outdoor lighting – to create a beautiful, lush and safe area for tenants as well as those living at Stora Essingen to enjoy.
In addition to building our own jetty, we have planted a flower meadow on a sloping area to increase well-being and enhance biodiversity in the surroundings.
“My experience is that even with the best intentions, mistakes can be made when working with biodiversity projects. The guide will help us to include the right biodiversity approach in our plans as we develop areas around our properties.” Says Alexander Hallström, Asset Manager Ångtvätten, Sweden.
Vallila Corner, is a modernised office building, located in the area Vallila, three kilometres from Helsinki city centre. Vallila used to be an industrial area and is now a vibrant district with modern offices, residential properties, and services. There is a large terrace in the courtyard that we have continued to develop and for 2025 we are taking the biodiversity guide into account when discussing plants and solutions with our service providers.
“The purpose of the guide was for us to start asking questions and working closer with our partners and service providers to ensure that we take biodiversity into account and that’s what we are doing in Vallila Corner”, Kista Sipilä, Asset Manager in Vallila Corner, Finland.
