Areim divests core light industrial portfolio in Sweden

17 October 2025

Areim has divested a light industrial portfolio comprising ten properties with a total lettable area of approximately 28,000 sqm. The properties are situated in last-mile locations in Gothenburg, the greater Stockholm area, and Uppsala.

The properties are 94% let, with an average remaining lease term of 8.4 years. Tenants comprise a well-balanced mix of businesses located in Backa, Gothenburg; Jordbro and Bredden in Greater Stockholm; as well as in Knivsta and central Uppsala. These locations offer strong transport links and proximity to major road networks.

“We are pleased to announce this divestment as it marks a successful conclusion of a value-creating journey. During our ownership, we have enhanced the quality of the properties and established a stable, long-term income profile. The portfolio clearly illustrates Areim’s business model, where a research-driven investment rationale is paired with dedicated, tenant-focused asset management and development. Even after this divestment, Areim maintains a strong light industrial platform in these geographies, and we remain focused on increasing property values and delivering solid returns,” says Julia Mejegård, Head of Investments, Sweden, Areim.

Areim’s Swedish light industrial portfolio consists of approximately 70 properties with a total lettable area of around 337,000 sqm across Greater Stockholm, Uppsala, Gothenburg, Västerås, and Norrköping. The portfolio also includes a significant volume of unused building rights as well as ongoing development.

The buyer is Hines European Property Partners. Closing took place on 16 October.
