Our light industrial portfolio

Our light industrial investments are executed based on a strategy in which we acquire, manage and develop light industrial assets that mainly consist of light industrial and warehouse premises in industrial areas in locations close to the cities of Stockholm, Uppsala and Gothenburg, as well as in Helsinki and Copenhagen.

Historically, the first industrial areas were located outside cities, but as the cities grew, these areas were converted for other uses. This trend continues and the current industrial areas located close to cities are benefitting from a decreasing number of light industrial premises combined with a general increase in demand for land. As the cities continue to grow, and demand for services from companies in industrial areas remains high, there are significant opportunities to acquire assets in these areas where industrial vacancies tend to be very low.

In 2019 we made our first investment based on our light industrial strategy. Today our Nordic light industrial portfolio includes around 70 properties with 260,000 square metres of lettable area in the Nordic metropolitan areas. The portfolio also has substantial development potential in the form of undeveloped building rights.

Our light industrial portfolio is aligned with our strategy to add lasting value, achieve attractive risk-adjusted returns and make a significant impact by turning brown to green. We work closely with our tenants to develop well-functioning and long-term sustainable properties. Our aim is to own several properties in the same location in order to have a meaningful impact on the entire area.
